Leaks in flat roofs are often difficult to find using traditional methods. Holes in flat roofs and roof membranes are often too small to be identified visually, but these holes can cause significant water damage to your home. Flat roof leaks are often a longstanding issue that other builders or roofing companies have failed to diagnose or repair.
Our high-tech electronic system finds holes, defects and leaks in all types of membranes, including flat roofs, balcony and bay windows. The equipment passes a low level charge through the roof membrane, and the leak is identified where it earths out through each hole. The system finds holes, defects and leaks on both horizontal flat surfaces, and upstands where the membrane dresses up the wall. This is crucial as many leaks are found where membranes are folded into corners. The system works on the following roof membranes:
- Single ply PVC membranes (not EPDM)
- Built up bitumen felt
- Liquid or painted on membranes
- Hot melt
Electronic Leak Detection can also be used to confirm that a newly installed flat roof membrane is watertight.

Our leak detection service requires access to the underside of the roof. This normally involves removing a small section of the water damaged ceiling plasterboard.
Our service requires the roof to be tested must be dry, so it is weather dependent. We aim to book after a 24 hour period forecast to be dry. The equipment can test up to 1500 – 2000 m2 per day, so all testing should be completed same day.
We require safe access to the roof, and safe working on the roof, so we will need to ask you about its size, pitch, height off ground, etc.
All holes and leaks are recorded in a written report and are also marked on the membrane for your roofer to attend and permanently repair.

Flat Roof Leak Detection Terms & Conditions
1a. ‘LDC’ means The Leak Detection Company Ltd.
1b. ‘Contract’ means the contract between the Customer and LDC which incorporates these terms and conditions.
1c. ‘Customer’ means person, firm or company requesting services from LDC.
1d. ‘Materials’ means any materials or equipment agreed to be supplied and installed as part of the services provided to the Customer.
- Site Access & Permissions
2a. Due to the size and weight of equipment we use, we require free and available parking within 100 meters of the property subject to the leak detection service. Parking permits should be provided where necessary. If free and available parking is not available within 100 meters of the property, and/or permits cannot be provided, then any parking fees or fines incurred by our company will be payable by our Customer at cost.
2b. It is the Customer’s responsibility to arrange good access to all necessary areas, including other properties if required. If adequate access is not arranged and testing cannot be carried out or completed, then our standard charges, including the minimum charge plus hourly rate as applicable, will be payable by our Customer. Any return visit(s) required will also be payable.
2c. We will use best endeavours to work around limited access. However, if areas are restricted or we are refused necessary access, this may result in our engineer being unable to conclude their work and our standard charges, including the minimum charge plus hourly rate as applicable, will be payable by our Customer.
2d. If at any time our engineer receives Customer refusal to our proposed testing methods, and we are unable to continue, then our standard charges, including the minimum charge plus hourly rate as applicable, will be payable.
- Leak Detection
3a. It is the Customer’s responsibility to ensure the brief supplied to LDC is accurate. The Customer brief will be confirmed as part of an email ‘booking confirmation’ LDC will send to the email address the Customer provides. If any part of the Customer brief is innaccurate and/or missing, this may impact on the success of our leak detection. In these circumstances our standard charges, including minimum charge and hourly rate as applicable, will still be payable. Any amendments required to the Customer brief must be supplied in writing [email protected] at least 2 full working days prior to the booking date and time.
3b. LDC requires safe access on to the roof, and for the roof construction to be sound and stable. We cannot test any unsafe roof constructions. If any part of the roof is thought to be unstable or unsound in any way, LDC must be advised before testing in writing to [email protected]. If any part of the roof is not flat, then we will need to know the pitch. We also need to know other details such as the presence of obstructions, trip hazards, exposed services, and the like. It is our Customer’s responsibility to ensure the information they give us at the time of booking is correct. This information will be confirmed back to you in a ‘booking confirmation’ email. It is our Customer’s responsibility to check that the information in this email is correct. If we attend and find the flat roof membrane cannot be tested, our standard charges, including the minimum charge plus hourly rate as applicable, will be payable by our Customer.
3c. We cannot test any flat roof membrane which is conductive, especially EPDM which contains carbon (if in doubt our Customer must instruct a roofer to inspect and report prior to our attendance). It is our Customer’s responsibility to ensure the information they give us at the time of booking, regarding the type of membrane, is correct. This information will be confirmed back to you in a ‘booking confirmation’ email. It is our Customer’s responsibility to check the information in this email is correct. If we attend site and we find the flat roof membrane cannot be tested, our standard charges, including the minimum charge plus hourly rate as applicable, will be payable by our Customer.
3d. It is generally considered that flat roof membranes age and deteriorate much faster than tiled pitch roofs. Their expected lifespan, even if well maintained, is limited to 20 – 30 years. Any flat roof membrane which is 10 years or older and has already had patch repairs may be nearing the end of its life and consideration should be given to replacement rather than leak detection and further repair. Any flat roof membrane which is 15 years or older, irrespective of whether it has had patch repairs, may be nearing the end of its life, and consideration should be given to replacement rather than leak detection and repair. It is our Customer’s responsibility to ascertain the age of the membrane, and whether it has been repaired. If in doubt a roofer should be instructed by our Customer to investigate and report. If our Customer cannot supply this information to us, then our Customer accepts we are testing ‘blind’. We may not be able to successfully test old and damaged membranes, especially felt membranes. Should this be the case our standard charges, including the minimum charge plus hourly rate as applicable, will be payable by our Customer.
3e. If there is no conductive material below the flat roof membrane, then we can only successfully test for leaks if there is a moisture path through the membrane into the roof construction and ceiling below. This normally appears as internal water damage and water staining. We will ask our Customer about this at the time of booking. This information will be confirmed back to our Customer in a ‘booking confirmation’ email. It is our Customer’s responsibility to check the information in this email is correct. If we attend and find the flat roof membrane cannot be tested, our standard charges, including the minimum charge plus hourly rate as applicable, will be payable by our Customer.
3f. The flat roof membrane to be tested must be dry. Bookings will be made on the basis of a www.bbc.co.uk/weather forecast for the leak detection site address. The forecast must show the day preceding the test to be dry from 8.00am onwards. The test day must also be forecasted to be dry throughout the day until 4.30PM. Limited amounts of residual standing water and moisture should be able to be removed manually on the test day.
3g. To complete our testing our equipment requires direct contact with the membrane. This means we must have full and unimpeded access to the membrane to complete our testing. Anything covering the membrane, such as decking, tiles, gravel etc, must be removed prior to us attending. If we arrive on site and are unable to complete our testing because direct contact with the membrane is not possible our standard charges, including the minimum charge plus hourly rate as applicable, will be payable by our Customer.
3g. If repairs to the area we are testing have been completed using a liquid membrane, stick on flashing, or anything other than a repair specified by the membrane manufacturer, it is likely to be temporary and may be leaking again. We can confirm this with our testing but because water is likely to be trapped under the temporary repair, it will not be possible to pinpoint anything specific, especially if a liquid membrane has been applied across a large area.
3h. It is not possible to predict how long it will take to find any leak(s).
3i. We will attempt to find all leaks within the Customer brief given to us, but no guarantee is possible as to how long this will take, and how many return visits are necessary.
3j. If undetected leaks cause any damage between our visits, then we accept no responsibility for such damage.
3k. We are not responsible for leaks in areas not included in the Customer brief.
3l. Using specialist equipment, we will try to locate a leak to a specific area. Although our methods are more accurate and preferable to the traditional approach, there are limitations to these methods.
3m. Leaks can be intermittent, i.e. only leak under certain circumstance. Leaks of this nature can be much harder to locate and it may not be possible to locate a leak of this type.
3n. Leak detection is considered successful even when we find no leak is present.
3o. There are limits to what leak detection technology can provide and every effort is made to ensure the accuracy and reliability of our findings and reports. Information is presented as we find it, with no warranty as to accuracy, and is intended for guidance only. The Leak Detection Company Ltd cannot be held responsible for the way in which the Customer may interpret or act upon the results of the report.
3p. It is our Customer’s responsibility to continue to monitor the situation after we have left, and call us back as necessary to investigate any on-going leak.
4a. Unless notice of cancellation is provided in writing to [email protected] at least 2 full working days prior to the booking date and time then a cancellation fee of £350.00 plus VAT is payable by our Customer.
4b. If we are unable to gain access at the agreed date and time, then an overhead recovery fee of £350.00 plus VAT is payable by our Customer.
4c. Deposits are non-refundable, unless notice of cancellation is provided in writing to [email protected] at least 72 hours prior to the booking date and time. If the deposit is refundable, then a refund will be processed via the payment method less a £75.00 plus VAT handling fee.
5a. Payment is due on the day of the leak detection and will be taken by our engineer before they leave site. We accept debit/credit card, cash, or cheque (made payable to The Leak Detection Company Ltd). If you are not on site at the time of completion, then payment will be taken over the phone by card. If we are unable to reach you for any reason an invoice will be sent by email and payment is strictly due by return.
5b. Any overdue payments will automatically be passed to a debt collection agency. We reserve the right to add interest charges at an annual rate of 12.0%. We also reserve the right to charge recovery fees.
5c. We do not accept payment from insurance companies.
5d. Materials remain the property of The Leak Detection Company Ltd until our invoice is paid in full.
5e. The report may be withheld until payment is received in full.
