Trace & Access Leak Detection Kit In the majority of cases our leak detection service will be fully recoverable under your building insurance as part of a ‘trace and access’ (sometimes called ‘track and trace’) claim. ‘Trace and access’ covers you for any costs involved in locating (trace) and getting to the leak (access) such as removing floor finishes and excavating concrete floors.  Most insurance policies will have £5,000.00 of ‘trace and access’ cover. You can check your insurance policy to see if you have ‘trace and access’ cover by going to the ‘escape of water’ section.

In most cases the leak repair will not be covered as the insurance company class this as betterment. However, the leak repair is normally the most straightforward and cheapest part of a leak detection. Our invoice will itemise the leak detection, leak access and leak repair so that you are able to arrangement maximum reimbursement from your insurer as quickly and easily as possible. We encourage customers to take advantage of our same day repair service as this prevents delays and also ensures the leak is stopped as quickly as possible, minimising any damage to your property. Our engineer will discuss with you on the day the best way of accessing and repairing the leak and give you an estimate of the time and work involved.

Some insurance policies will stipulate that to be able to make a claim under ‘trace and access’ there must be water damage from the leak. In some cases there will be obvious signs of water damage, such as paint peeling and bubbling or warped flooring. In a lot of properties there may be no signs, however a leak in 99% of cases will have caused damp which in itself is classed as water damage and will need to be dried. As part of our leak detection we provide a written report with photographs of any water damage and detailed moisture readings to confirm where there is damp.

Once a leak has been found this should validate an ‘escape of water’ insurance claim. If a water leak has been happening for some time it is likely to have caused damage, and will certainly need a specialist drying operation. In some cases this will not be immediately obvious, but if left could cause secondary issues further down the line such as mould, condensation, damage to floor finishes, wood rot, blown plaster and spoiling to decoration.
